Blocked gutters and water ingress: the damage bill
Gutter cleaning is an easy line to cut from a maintenance budget, because a blocked gutter does nothing visible - until it does everything at once. Understanding how a small blockage becomes a large repair is the argument a facilities manager needs to keep the clean on the schedule. When a gutter blocks, rainwater has nowhere to go, so it overflows and backs up under the roof edge. From there it saturates and rots the fascias and soffits, runs down and into the walls causing penetrating damp, and eventually appears inside the building as staining, mould and damage to plaster, finishes, stock and fit-out. On a commercial building that can mean closed areas, damaged goods, disruption to trading and a repair bill many times the cost of the cleaning that would have prevented it. Water ingress is progressive and hidden, which is why it is so much cheaper to prevent than to fix.
How a blockage becomes a leak
A gutter is a shallow channel designed to carry water to the downpipes. Block the flow - with leaves, silt, moss or a clogged outlet - and the water has only two directions left: over the front edge, and back under the roof. Overflowing water hits the wall and the ground; backing-up water gets under the roof covering and into the eaves. Either way, water is now going somewhere the building was never designed to shed it.
The chain of damage
Fascias and soffits: constant wetting rots timber and degrades the roof edge.
Walls: overflow saturates the wall, causing penetrating damp and, over time, structural deterioration.
Interior: damp reaches inside as staining, blown plaster, mould and damaged finishes.
Contents: stock, equipment and fit-out in the affected area get damaged.
Foundations and paving: water dumped at the base can undermine paving and drainage.
The business cost
For a commercial occupier the damage is not just to the building. Water ingress can close part of a retail floor or a workspace, ruin stock, interrupt trading, and trigger an insurance claim that may probe whether maintenance was kept up. The repair - stripping out, drying, replacing finishes and lost fascias - routinely runs to many multiples of what a year, or several years, of gutter cleaning would have cost. That is the calculation that justifies the schedule.
